Use the benchmark table as a starting scale for your budget, then let the calculator apply your property details and location. Two like-for-like specifications can still differ noticeably depending on the trades a contractor uses and how much structural work the property turns out to need.

A useful sense-check: if a quote is well outside the relevant range above (after allowing for your region), it is worth understanding which line items are driving the gap. Methodology

Data sources. Two separate things appear on this page. The benchmark ranges are produced by running the RenoCost calculator's own pricing configuration for a single fixed scenario, so the published table and the live calculator always share one source of truth. Any figure we could not reproduce from that model has been removed rather than estimated. The demand figures are first-party, anonymised records of completed RenoCost calculator sessions.

Included records. Demand figures count calculator sessions that reached a completed estimate. Abandoned and partial sessions are excluded, as are internal, administrative and test sessions.

Date range. Demand figures cover the current calendar year to date and are recalculated on every visit.

Duplicate handling. Repeat activity from the same session is counted once. Where a homeowner has supplied an email address, homeowner counts are de-duplicated by email address so one person running several estimates is counted once.

Regional groupings. Postcodes are mapped to five broad RenoCost pricing regions — London, South East, Midlands, North and Other. Full postcodes are never published; only the broad region is retained for reporting.

Average or median method. Benchmark "mid" figures are the calculator's central output for the fixed scenario above, with the low and high columns taken from the same model run. They are not averages of observed contracts. Demand figures are counts and shares.

Sample size. The current demand sample size is shown in the figures above and changes as new estimates are completed. Smaller regional and project-type slices carry proportionally more uncertainty.

Exclusions and limitations. Benchmarks exclude VAT unless stated, and exclude listed-building requirements, significant structural surprises and bespoke fittings — these are covered in our hidden costs analysis. RenoCost holds no verified 2025 baseline, so no year-on-year percentages are published. Figures are indicative planning ranges, never quotations.

Calculator demand is not construction spending. Demand figures show homeowner planning intent at the research stage. They do not confirm that a project was commissioned, started, completed or paid for, and they are not comparable with official construction output or spending statistics.

How We Calculate Costs

RenoCost estimates are calculated from published UK cost benchmarks and RenoCost's documented per-module cost assumptions. The model adjusts these assumptions using the property characteristics, selected renovation scope, finish level and broad postcode-based pricing region, then presents a low, mid and high planning range.

  • Published UK benchmarks — macro reference points for construction costs and materials and labour trends, used to sense-check RenoCost's own assumptions.
  • RenoCost's per-module assumptions — cost and duration assumptions for each renovation module, reviewed and updated periodically by the RenoCost team.
  • Estimate ranges — low, mid and high bands set to reflect the realistic spread between competitive and premium specifications, rather than a single fixed price.

Data confidence note

Completed calculator estimates are used to produce anonymous renovation-planning insights. They are not contractor quotations, invoices or confirmed final project costs. RenoCost estimates are intended for initial planning and budgeting. Property condition, specification, access, contractor availability and site-specific requirements can change the final cost.
