How We Calculate Your Estimate
Step 1: Property Details
We start by understanding your property. The type of home (terraced, semi-detached, detached, bungalow), number of bedrooms, and age of the building all significantly impact renovation costs. Older properties typically require more work for rewiring, replumbing and structural repairs.
Step 2: Renovation Modules
Select the specific renovation work you need, from kitchen refits and bathroom installations to electrical rewiring, heating upgrades, and decorating. Each module has a base cost that is then adjusted based on your property details.
Step 3: Finish Level
Choose your preferred finish level: budget, mid-range, or premium. This adjusts material costs and labour complexity to match your expectations and budget.
Step 4: Timeline
Your timeline preferences affect costs. Faster turnarounds may require premium rates for tradespeople, while a more flexible timeline allows for competitive pricing.
Step 5: Location Adjustment
Labour rates vary significantly across the UK. Your postcode is used to apply regional adjustments, with London and the South East typically having higher rates than other regions.
Step 6: Your Estimate
Based on all your inputs, we generate a personalised cost range with low and high estimates. This accounts for market variations and helps you budget appropriately. You can download your estimate as a PDF to share with contractors or keep for your records.

How We Calculate Costs
RenoCost estimates are calculated from published UK cost benchmarks and RenoCost's documented per-module cost assumptions. The model adjusts these assumptions using the property characteristics, selected renovation scope, finish level and broad postcode-based pricing region, then presents a low, mid and high planning range.
- Published UK benchmarks — macro reference points for construction costs and materials and labour trends, used to sense-check RenoCost's own assumptions.
- RenoCost's per-module assumptions — cost and duration assumptions for each renovation module, reviewed and updated periodically by the RenoCost team.
- Estimate ranges — low, mid and high bands set to reflect the realistic spread between competitive and premium specifications, rather than a single fixed price.
Data confidence note
Completed calculator estimates are used to produce anonymous renovation-planning insights. They are not contractor quotations, invoices or confirmed final project costs. RenoCost estimates are intended for initial planning and budgeting. Property condition, specification, access, contractor availability and site-specific requirements can change the final cost.
